DOWNSIZING PART 1: WHAT ARE YOUR OPTIONS?

People downsize for many reasons, and Red Deer offers tons of options that fit every lifestyle and budget. Maybe you’re soon going to be empty nesters, or your health isn’t great and you’d like to have your entire home on one floor – there is something that meets your needs!

Before making any big decisions, it is important to sit down and evaluate what you need in a home. Are you looking for less square footage? Less maintenance? One-level living? Amenities at your fingertips? Consider how much money you want to spend on your new home.  If low maintenance is high on your priority list, a condo might be a great option for you. The condo fees that you pay monthly go to the upkeep of the building, common areas, and grounds, which means no shoveling snow or mowing grass for you!


If you’re retired, the community that a condo building provides might be something you are interested in. Most buildings organize parties and events for residents, or plan to do activities together. Condos are a great way to build friendships with people who are at the same stage of life as you, and they are always just down the hall! Some buildings may even have a 55+ age restriction for residents. 

If travelling is something you’re passionate about, a condo can provide peace of mine as you’re jetting off on your next adventure. No maintenance means you don’t have to hire someone to mow your lawn or collect your mail while you’re away. Most buildings are secure, so you don’t need to worry about break-ins.  Lock your door and hit the road!

One of our favourite options in Red Deer for maintenance free living is The Views at St. Joseph, Red Deer’s premiere adult living building. Sitting on the grounds of the former site of the convent, Les Filles de la Sagesse (Daughters of Wisdom), the architecture of the new building pays homage to the history of the location. The convent had been on the land for almost 100 years, and several pieces from the building and grounds have been restored and placed at the site, including the original bell and tower, furniture, and pictures. 


The Views at St. Joseph has an on-site exercise room, a common room/party room with a full kitchen and patio, sound proof walls and floors, in-floor heating, 9’ Ceilings, underground parking, storage areas for each unit, and beautiful professional landscaping and interior design. There is even a guest suite if you have people visiting but still want the privacy of your own unit! 

One of my listings, #411, is a 1,410 sqft penthouse suite with amazing views of Red Deer and the river valley (the picture on the front cover is taken from the balcony!). Step out onto the South-East facing balcony for a beautiful sunrise as you enjoy your morning coffee. Inside you’ll find a 2 Bed, 2 Bath condo with completely new finishings (floor, tiles, fixtures, paint), has a modern Kitchen with dark cabinetry, walk-in pantry, and large granite island. The Master Bedroom offers massive walk-in closets and an Ensuite with a walk-in tiled shower. Winter will be no problem for you with your underground heated parking stalls. 

A newer development that could be an option is Greyhawk Landing, located in Vanier Woods. This building will be built in Spring 2019, which means you can buy now and move later, giving you plenty of time to downsize your possessions. 

Buying before the building has broke ground also means you get to pick all the finishes – from paint colours to flooring and kitchen cabinets, you can customize your new home to meet your style. It will also offer a new home warranty, which is not something that you would get with the purchase of a condo built more than 10 years ago. 

This building, like The Views at St. Joseph, will offer many of the same amenities; an exercise room, titled underground parking, storage, 9’ ceilings, and more, and units start at just $210,000. 

A third option is#103 260 Duston Street in Deer Park. This building, built in 2002 and includes a gym and rec room/games room, as well as titled underground parking and a wash bay – great for winter!This bright unit has a large kitchen with tons of prep space, updated flooring and painting, and 2 large Bedrooms that both fit king size beds! The gas fireplace will keep you cozy all winter long. Walk out onto your ground-floor patio to watch the sun setting to the west over a huge park reserve. Duston Street is a desirable location, close to shopping, restaurants, medical and dental clinics, with easy access to 30 Ave, 19th Street, and Highway 2. 

If you’re looking to downsize but still want to enjoy the outdoors in your own backyard, a bungalow might be a better option for you. 94 Lewis Close is a great example of one floor living. This home has 1,365 sqft of living space upstairs! That means you can access your Bedroom, Kitchen, Bathroom, Living Room, and even LAUNDRY ROOM without leaving the first level.  The basement has additional bedrooms, bathrooms, a living area and a wet bar – making it the perfect location for teenagers! 

Davenport Place, a mobile home park in Deer Park, is 55+ and offers many of the same amenities as a condo building – a gym, party room, tennis courts, putting green, and more! Social events and activities make this a great place to call home in your retirement with the added bonus of a yard for your enjoyment.
