Each listing is handled on a case-by-case basis, as I believe it takes something different to sell each listing (and an "out of the box" mentality). I communicate with my Sellers regularly to ensure the next course of action to get their house SOLD.

Here are some things that I like to do to drive traffic to my listings:
  • Prominent signage 
  • Custom web domains
  • Postings on my social networks (i.e., Facebook, Twitter and LinkedIn)
  • Postings on Kijiji
  • Appropriate print advertising (see more details below)
  • Public open houses
  • Caravan with my brokerage (we preview new listings together every week)
  • Agent open house (informing other agents on the local real estate board)
  • Just Listed cards
  • Email campaigns to all of my contacts
  • Beautiful full color feature booklets as handouts for showings and open houses
  • Eye-catching flyers to distribute to local businesses and banks
  • Professional photography
  • Virtual tours
In this day and age, 90% of Buyers look online for their home, so I make it my aim to give my Sellers the edge they need to capture those Buyers. I include 21 high-resolution pictures on my website. I also post a virtual tour for every listing. Buyers love to look at pretty pictures, and if they don't like what they see online, they won't request to see the property.

My sellers thank me for taking this approach because they have more showings than the competition.
